Who We Are 

Key Realty Property Management (formerly BND Property Management) was founded by Doug Dale. Doug was looking for options to manage his portfolio while traveling for his Management Consulting work.  What he found was adding a property manager in most cases just meant adding costs but not the stress associated with owning rental properties. Although Doug is still his largest customer, he found that by adding investors and treating everyone’s properties just like his own he could not only protect his assets, but also help others do the same. Doug founded the company and started recruiting like-minded investors and built a management team around him. Today, the company has several employees (most also have their own portfolio) dedicated to the KRPM successful model. Today, we manage nearly 500 properties with a goal of doubling in the next 2 years.

By joining forces between BND and Key Realty, KRPM leverages the best of both companies. Key Realty is not only one of the largest Realty companies in the region but have proven to be a successful player in the investment property space. Formal Property Management only strengthens Key.

KRPM is a company born out of an emerging need in Monroe and Lucas County. Most Property Management companies focus on high margins on investors and squeezing as much as they can out of tenants. We think differently, each investor is a long-term partner (Investor succeeds, we succeed). Our growth strategy is connected to both our large and small investors growing their portfolio. We challenge anyone to compare us to others, they will find we have lower monthly costs, lower maintenance costs and the ability to respond to nearly every need as well as be your point person for finding your next successful investment property. 

 

What is your model? Do you have a successful way to evaluate each investment deal? Do you really understand all your costs? How do you even get started?  KRPM’s leadership team is here to help you answer these questions, then apply to get the answers for you. Many investors have read all the books and believe they are equipped to pull the trigger if they can find the right deal. Many times, we are introduced to these people just a little too late, they have made the deal and now they are faced with many of the most complex issues associated with being a property manager or Landlord. What separates us from the rest? Just call any property management company and ask them how they can help you build your portfolio? Ask them how they know the right rents to charge?  Ask them when you should sell an investment, or when is the best time to buy? Some investors already have the right answers to these questions, but most don’t know the local market as well as we do (proven by the returns our investors get each year). If you spend a bit of time with us, you will understand why we are head and shoulders above other companies. Matter of fact, we should really be called an “investor management company”. We are here to help you build your portfolio KRPM not only knows the local market, but we can help you find the perfect place. Many of our investors let us handle the complete transaction sight unseen (a few live thousands of miles away). KRPM finds the place, verifies it is “rent ready” (or we make it ready) and then completes the entire transaction for you. Our team starts by teaching you our model and approach, help you find the right finance choice, and protect you through the deal.  Then we get to work making that deal work for you and maximize your return.

Are you getting the right rents?  Many traditional property management companies and investors have the wrong concept for setting the right rent.  Many push the “easy” button when setting the rent.  Her, we think differently.  Our Team analyzes each of our places and maximize the rent potential, matter of fact we are known for pushing the market up for our investors.  Our investors average a 20% gain in the first 2 years when they sign with us (some of that is just from their last property management company nickel and diming them and reducing their margins.

 

Should you sell?  In some cases, investors have houses that are not what we call “home runs”.  Oftentimes they hold these places too long and make the investment work.  Our team evaluates your portfolio often and makes recommendations based on the current market (we are way more than a property management company, we are an investment management company).  Oftentimes our sell recommendation allows you to get into more profitable places and get the wrong place out of your portfolio  (what does your property manager do?)

Should you buy it? This is the perfect question. Many of the books you will read point you in the wrong direction or have you focused on the wrong things.  Every market has different indicators, does your property manager know what those indicators are? Most of the time, property managers only care about collecting the rent and charging you a fee.  We believe a healthy investor is a good client.
